Who has experience getting a mortgage in the US?
My asylum case is pending since 2016. In 2022 I am thinking about buying a house in SoCal area with 30 -40% down payment. Am I qualified for any mortgage in the US? if so, what mortgage rates I should expect

Even with my pending status?
I have a fiend who has a lot of experience in real estate. He keeps telling me that with my status I won’t be able to qualify for a regular mortgage and should use a different program for foreigners what usually provides super high interest rates, 8-12%
